    Main Duties / Accountability:

    Increase Trade Contractor Base

    Identify new Trade Contractor Partners

    Meet and explain the Homes culture and ‘all risk’ packaging

    Obtain prices on standard house types on partnering agreement

    Improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements.

    ‘All risk’ Civil Engineering Procurement 

    Tender for ‘all risk’ Road, Sewers and Plot works

    Negotiate best value packages

    Present for approval

    Ensure completed developments are adopted by statutory authorities.

    Procure New Site Starts

    Prestart planning

    Ensure timely delivery of technical and design information

    Provide commercial input into pre-start meetings

    Provide commercial input into pre-start presentations 

    Produce feasibilities for land negotiations

    Update feasibilities throughout the planning process

    Produce detailed cost plan for inclusion within ‘Cap 

    Produce Site-start Budget

    Produce annual ‘Bible’ costs

    Investigate commercial viability of all modern methods of construction

    Monitor & Control Build Costs

    Cost-to-complete’ reporting

    Manage the implementation of new house types

    Support and assist as necessary with the group drive for efficiency savings

    Provide commercial input to innovations Ensure trade specifications are current and comply with building regulations

The Sales Manager is responsible for sales process on site and will achieve all targets and objectives within specified timescales and budgets to maximise profitability.     Role duties:

    • Reporting to our client's Contracts Manager/Construction Director your responsibilities will include but not be limited to;
    • Ensure that the programme deadlines are achieved
      Assist the contractors and subcontractors to ensure they have a full understanding of the required program dates
    • Ensure that all building operations are carried out in line with current health and safety standards and that all method statements and risk assessments have been reviewed and checklists completed
    • Conduct and monitor tool box meetings, health & safety training, including site inductions and site training are conducted as necessary
    • Build and promote strong, long-lasting customer relationships by partnering with them to understanding their needs.
    • Maintaining accurate Customer Relationship Management records and track all customer interactions.
    • Ensure that all works are carried out to the highest standards of quality

    The successful applicant must be willing to travel and will be able to demonstrate a proactive attitude towards achieving successful outcomes in the following areas:

    • Maximise standards for property handover – through Home Demonstrations
    • Feedback to whole team to learn from problem areas
    • Carry out post completion inspections as required and implement action
    • Organise and manage direct maintenance operatives and administration staff
    • Managing effective resolution of defects
    • Maintain the image of a customer friendly business
    • Organise Home Demonstrations with Sales and Construction team prior to legal completion
    • To ensure satisfactory completion of demonstration and handover defects via courtesy calls
    • Contribute to the review of sub-contractor performance with regard to customer satisfaction / timescales
    • Contribute to a monthly Regional report of defects found at home demonstration, handover and courtesy calls together with an outstanding defect / timescale schedule
    • Responsible for managing an effective defect resolution service within a given area/sites
    • Deal on a personal basis and maintain relationships with the customer to identify areas for improvement, looking for trends and patterns to identify where solutions are needed and feeding this into an improvement plan
    • Assist in establishing and maintaining a feedback loop with construction, design and procurement departments to promote best practice

    Your responsibilities will be to provide an efficient and effective customer care service, liaising with customers, contractors, site and management teams whilst maintaining effective working relationships.


    Your main duties will include:

    • To liaise with all customers and sub-contractors to establish an excellent after sales/maintenance response to all complaints / queries.
    • To be professional, courteous and punctual in all dealings with customers and our external partners.
    • Ensure all remedial works are monitored and that all relevant work is completed to the required standard within the agreed timescales.
    • Liaise with customers, suppliers, site managers and sub-contractors to ensure that all associated works are carried out at agreed times.
