    Role duties:

    Reporting to our client's Project Manager, your responsibilities will include but not be limited to;

    Ensure that the programme deadlines are achieved
    Assist the contractors and subcontractors to ensure they have a full understanding of the required program dates
    Ensure that all building operations are carried out in line with current health and safety standards and that all method statements and risk assessments have been reviewed and checklists completed
    Conduct and monitor tool box meetings, health & safety training, including site inductions and site training are conducted as necessary
    Ensure that all works are carried out to the highest standards of quality
    Assess the quality of work at all stages

    To be successful in the role you will possess the following skills and attributes:

    CSCS Card

    Previous new build housing site management experience
    SMSTS
    First Aid
    Have excellent communication and problem-solving skills

    DUTIES & RESPONSIBILITY:

    • Escort visitors around the Sales complex and ensure they are fully informed.
    • Receive telephone enquiries from potential customers and provide appropriate information.
    • Maintain contact with potential customers through regular updates of promotions.
    • Maintain regular contact with existing customers on all aspects of the process.
    • Follow the standard follow-up procedure with customers 21 days after legal completion.
    • Receive complaints/issues/concerns from customers and ensure that appropriate action is taken to address them.
    • Liaise with the Sales Manager to understand targets.
    • Close sales by completing the reservation form and taking reservation deposits.
    • Sell the benefits of, and advise customers to use, the company recommended solicitor and financial advisor
    • Deal with banks, building societies, solicitors and estate agents in a confident and professional manner in order to progress each sale to exchange of contracts in 6 weeks and then through to legal completion.

  • Quantity Surveyor

    Quantity Surveyor – New Build Housing

    TSR are currently recruiting for a Quantity Surveyor for a top 10 UK Housebuilding company. The main purpose of the role is to produce, manage and forecast build costs for allotted sites. Procure all necessary subcontract trades and manage the payment process and subsequent contractual obligations. Work in partnership with all other departments to achieve company objectives.


     

    Role duties:

    • Production of site start budgets, prior to commencement of multiple new House Builds.
    • Procure all subcontract trades involving other key members of the team ensuring best value is obtained and all subcontractor prequalification criteria have been satisfied.
    • Manage the payment process for subcontractors and help the other members of the payments team to ensure payments are made in accordance with the agreed payment terms.
    • Evaluate and if appropriate, approve payments of Dayworks and applications for both labour only subcontractors.
    • In accordance with the prescribed timetable, review and agree monthly site valuations, including cost to complete assessments using the approved system.
    • Attendance at management team/department meetings at various locations which may be outside of the usual workplace.
    • In conjunction with the Build Manager, host regular meetings with subcontractors to review performance.
    • Management of agreed performance indicators including regular updates to the Group Commercial Director/Regional Director.
    • Attend training and development events as required.
    • Chair monthly meetings
    • Any other duties reasonably requested.


     

    Successful candidates will possess the following skills and attributes:

    • Previous experience similar house building role is essential
    • A good understanding of all aspects of surveying and contractual procedures
    • Strong personal organisational skills.
    • Ability to work in isolation but also as part of a team within a growing business.
    • Computer literacy especially in Microsoft Excel.

    Role duties:
    Responsible for 6 live sites
    Pre-start site inspections and preparation of CDM pack and develop through construction plan
    Prepare suitable tender list for subcontractors and suppliers, monitor their performance and feedback to Commercial department
    Ensure adequate and suitable resources are available for effective site start
    Monitor performance against construction programme to ensure targets are met and completions are on time
    Progress chasing as required. Provide dates through Sales/Build meetings to ensure legal completions are as forecast
    Monitor Health & Safety performance to ensure compliance with legal obligations and Company requirements
    Control additional costs for non-productive and prelim expenditure to ensure Group guidelines and take part in cost control meetings
    Liaise with all departments to support the Site Manager's role and ensure information, materials and contractors are available
    Monitor each stage of construction as work proceeds to ensure a quality product
    Liaise with purchasers to ensure we provide a suitable level of service after completion
    Support the Site Manager in ensuring that on-site Construction teams are fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these, in terms of communication, training and development, and the organisation of the site's workload
    Provide a professional interface with purchasers, external contracts, contractors etc.
    Assist the Construction Director in all matters relating to the efficient performance of the Construction department
    To be successful in the role you will possess the following skills and attributes:
    Must have experience as a Contracts Manager for a Housing Developer
    CSCS Card

    The client is seeking an ambitious and driven project manager with a proven track record working on multi-million-pound private and public sector new builds and refurbishments. The division in which you would join has displayed growth and delivers multiple schemes across the region. As a company, they are turning over in circa of £40 million per annum and are set to grow again. As a department projects that are being tendered for are being won so the need for a project manager is a genuine need.

    Ideally the Project Manager will be degree qualified with a proven track record working for main contractors with new build and refurbishment experience.
