My client, a 5* Top 10 new build housing developer are recruiting for a Trainee Sales Advisor to join their passionate, successful and driven Sales Team.

You will be required to work on a large and fast selling development, alongside an experienced Senior Sales Advisor, whilst learning all about the role and industry. The hours of work will be Thursday - Monday 10am - 5pm, working every weekend with Tuesday and Wednesday off. You can undergo an apprenticeship scheme, completing with an NVQ Level 4.

The purpose of the role is to ensure sales targets are met through negotiation and selling of plots ensuring all aspects of the sale are in conformity with the standards set by the New Homes Quality Code.

The role will include:

• Assist with sales activities for allocated developments, including lead management, customer appointments, reservations, sales transactions, legal completions and the sale of finishing touches, to ensure achievement of sales targets.

• Update and maintain the Customer Relationship Management (CRM) system to log the customer journey and facilitate timely and accurate management information.

• Communicate with customers to ensure the pre-move and after-sales Pledge is adhered to.

• Work cohesively with other departments across the Operating Company such as Construction, Commercial and Legal to ensure achievement of completion targets and timely updates relating to plot progress.

• Complete weekly competitor reports, to ensure we can benchmark pricing and our value proposition against the local new build competitors.

• Maintain the customer hub and show homes on the development in line with brand and company standards.

• Comply with the Group Health, Safety and Environment Policy and ensure compliance of prospective buyers during site visits and pre-sale and new home demonstrations to minimise incidents and accidents.

What experience, qualifications and skills are we looking for?

• Excellent communication skills, both written and verbal

• A good understanding of Microsoft Package, including Excel and Word

• Experience within a similar role or delivering sales in a service environment is advantageous

• Able to build relationships across functions, internally and externally

• Full UK Driving Licence is required

This is a temporary role for a minimum of 6 months, with potential to go on for longer. We are looking for candidates who have Housing experience as well as high levels of Customer Service skills.

The main purpose of the role is to provide an efficient and effective customer care service, liaising with customers, contractors, site and management teams whilst maintaining effective working relationships.

Duties

  • Liaise with all customers and sub-contractors to establish an excellent after sales/maintenance response to all complaints / queries.
  • Answer calls and e-mails from customers regarding their property repairs, dealing with them empathetically, professionally and positively, ensuring their queries are answered and resolved within the agreed timescales
  • Maintain regular communications/updates with the customers
  • Always follow the principles set out in the Customer Journey program
  • Ensure the Customer Journey tracker is viewed daily and upon receipt of the NHBC survey ensure all comments and information is logged

New Homes Sales Manager

TSR are currently recruiting for a Sales Manager for one of our highly successful and rapidly growing, new homes developer for their West Yorkshire region.

About the role:

Manage performance for the successful delivery of all outright sales, achieving budgeted income within budgeted cost levels ensuring gross margin on turn over target achieved monthly, quarterly, and annually.

Maximise all sales leads with your team, manage their conversion rate targets and ensure profit generation from the sale of homes through creating site specific effective sales strategies working closely with in-house project managers and marketing team.

Key Responsibilities

  • Lead and manage a team of Sales Executives to achieve targets ensuring all Key Performance Indicator targets are reached across all sales and customer service.
  • Provide knowledge/expertise to react to market conditions such as lenders’ criteria, local house price variations, stock plots, Assisted Move/PX properties, and advise on forecasting and site build sequence.
  • Recruit, select, develop, and coach Sales Executives to the required standards. Provide the primary communication channel between site staff, sales and marketing department, other internal departments, and external agencies
  • Maintain 90% or above recommend score in post completion surveys across the developments you manage, whilst also ensuring they remain ranked as “Excellent” on Trustpilot.
  • Manage external agencies such as estate agents, contractors and interior designers.
  • Be responsible for the health & safety of customers, site staff and other parties, ensuring it is a priority and complies with company policy .
  • Provide sales forecasts as part of market research at land acquisition stage and prepare necessary reports to assist in core land purchase decision.
  • Work collaboratively with the marketing team to achieve lead targets are met, and the sales objectives for each and every site managing budgets apportioned over a scheme lifetime.
  • Conduct regular coaching and one to one sessions with your team, review performance, set targets and goals where needed.
  • Conduct quarterly individual performance reviews with your team members and ensure these are signed off and returned within specified time lines.
  • Report sales and progress for all sites within your management including visitors, reservations, exchanges and completions and to ensure that sales are progressed within the timescale targets set for each site.
  • Be responsible for reporting accurate information within the Sales Progression meetings and deliver on forecast completions each month.
  • Manage expectation around specification to meet sales figures working closely with project managers on a site-by-site basis. NB: specification is advised by Sales and Marketing but built into the Development expenditure and not from the Marketing budget.
  • Performance management of individual sales team members.
  • Working with the Sales & Marketing Director to create projections for reservations, exchanges and completions from which site specific sales targets can be formulated.
  • To obtain necessary approvals for Sales and Marketing budgets and achieve approved sales forecasts on both spend and completions.
  • Ensure that show homes, brochures, marketing suites and other sales resources are delivered for each site on time.
  • Ensure that your designated sites and Sales arenas are fully health and safety compliant, have risk assessments in place and that your team are fully inducted prior to commencing work.
  • Manage your team’s commission and bonus payments each month, ensuring your team are clear on their objectives and payments are made accurately and on time.
  • Be contactable at weekends where possible to allow your team to seek approval for deals on reservations or any emergency situations.

The ideal candidates will have the following skills/understanding:

  • New Build Housing experience is ESSENTIAL

Customer Care Coordinator

Our client is a high-end Housebuilder, and you must have relevant experience of scheduling repairs for a housebuilder to be successful.

On a daily basis you will be;

  • Speaking with Customers over the phone or by email
  • Liaising with sub-contractors
  • Undertake the Home Quality Inspection of properties.
